Für eine neue Seite würde ich generell schon Drupal 6 nehmen, allerdigns kommt es stark drauf an welche Module man benötig. Ich gehe bei einer Wohnungsseite mal davon aus das auch viele Bilder genutzt werden sollen, da allerdings die Module imagefield und imagecache offiziell noch nicht für Drupal 6 raus sind, würde ich in dem Fall noch auf Drupal 5 setzen.
